This family home in Dandenong North had a well-aged concrete tile roof that was clearly due for attention. The surface was heavily discoloured, the ridgelines were cracking in several spots, and corrosion was just starting to show through on the valleys. Despite no active leaks, the roof was reaching the tipping point where minor issues could quickly turn into expensive repairs.

The owners contacted Top Glaze Roofing looking for a cost-effective way to restore their roof’s appearance and structural integrity. We carried out a full inspection and proposed a complete roof restoration to extend its life and bring back that crisp, modern finish.

WHAT WE DID

1. Inspection and Surface Prep
Our team began with a detailed roof assessment to identify cracked tiles, damaged pointing, and early signs of valley rust. From there, we cleared all debris, cleaned out the gutters, and prepped the surface for high-pressure cleaning.

2. Pressure Cleaning
We performed a full high-pressure wash of the tile surface to remove lichen, moss, and decades of built-up grime. This step ensures proper adhesion of the coatings and reveals any tiles that need replacement.

3. Tile Repairs and Ridge Repointing
Broken tiles were swapped out and the entire ridgeline was re-bedded and repointed using a flexible, long-life pointing compound to prevent future cracking.

4. Primer and Seal Application
Once the roof was clean and sound, we applied a penetrating sealer to bind the surface and protect the tiles from moisture. This step also ensures the top coat binds evenly across the whole roof.

5. Roof Coating in Modern Charcoal Finish
We applied two coats of a premium roof membrane in a charcoal satin finish. The final result was a sleek, uniform surface with high UV resistance, improved water run-off, and a fresh street-facing appearance.

CONCLUSION

What was once a tired, patchy-looking roof is now one of the best-presented homes on the street. The owners were thrilled with the transformation and even mentioned they wished they’d done it sooner.

If your roof in Dandenong North is showing its age, a full restoration could be the smartest upgrade you make this year. It adds value, protects your home, and gives it the curb appeal of a modern build without the price tag of a full re-roof.
