How Do I Know if My Roof Needs Restoring?

Share

People don’t usually think too hard about their roofs. Many of us take it for granted. We have one over our heads to protect us from the elements outside and that’s all that matters. Roofing materials and workmanship have a lifespan, however, and it is imperative that we keep in mind that our roof, just like every other part of our home needs maintenance to ensure that it lasts for as long as possible before it needs major repairs or a replacement. So how do we know if our roof needs restoring?

Most Australian home builders offer a guarantee of about seven years on the homes that they build, including the roof. If you are noticing damage or defects on your roof, or if you are finding leaks or other issues within this time frame, it is best practice to contact your builder as soon as possible to see if they can resolve the issue under warranty. Generally speaking, a well looked after roof should not need restoring within less than 15 years.

Roof maintenance is important in extending the life of your roof and how long it lasts before needing a restoration. Regular cleaning can keep your roof free of moss and lichen and looking fresh. Regularly cleaning out your gutters can reduce a build-up of debris that could cause overflowing, leaking and rust. Ensuring that branches on large trees around your home are cut back to avoid them falling onto your roof during storms is also a good idea.

The materials used to build your roof also play a part. The most commonly used roofing materials in Australia are terracotta tiles, cement tiles, Colorbond® and Zincalume® steel. They each have their own benefits and detractors, so it is important for you to research how best to look after your roof. Colorbond® is generally one of the toughest and longest lasting roofing materials, as it is tested for Australian conditions.

Roof restoration involves bedding, pointing, replacing broken tiles and ridge caps, replacing gutters and downpipes, washing and re-coating your roof. Ultimately, if your roof is out of builder’s warranty and you notice any issues, such as leaks, cracked tiles or extensive moss growth, you should contact a highly recommended roofing company to come and take a look at the issues.
